    Exterior caulk?

    Caulk suggestions. Ditto the sentiment to not use 5200 I have had good experience over the years and use LifeCaulk (not Seal) for joints and butyl tape for bedding hardware and window frames. In any event, follow the products instructions explicitly.

    Condensate Drain Issue

    I have used bromine tablets to keep both drain and supply lines clear of organic growth. Much less caustic than chlorine or bleach and available from spa supply shops. Drop a few tabs in the strainer and drip try as experience dictates.
